Property Creative worked with the Maryland Historic Preservation Fund to provide the full concept strategy, pre-construction 3D renderings and architectural/interior design direction for the 18th century estate’s historic renovation. The design incorporates various sustainable elements that work in harmony with the existing split-structure stone walls including LED lighting, recycled wood beams, composite exterior siding, composting toilets and low flow grey-water fixtures. The residence utilizes an array of sustainable features designed to achieve net zero energy and water from efficient systems such as ground-source heat pumps, radiant floors, wind turbines, and a reclaimed water system that captures and filters stormwater for reuse in irrigation and other non-potable uses. All the building materials have been reclaimed from the site or have come from a 1,200-mile radius of the site to minimize carbon footprint and in support of the local economy, subcontractors and tradespeople were hired from the surrounding Baltimore region.
