Head-of-household income falls in the range of $45,000 to $335,000 annually and the average combined household income is $155,000 annually. Design Process? First, Eric will meet with the homeowner at the jobsite or at his office to discuss the project planning and the client intentions. If agreement is made and Eric’s services are retained, the project design sketches will begin based on the initial discussion and wishes of the client. These preliminary sketches should be completed 4–7 working days. The homeowner will be involved in meetings with Eric to discuss changes, personal needs/desires and requirements. At each meeting thereafter, we will address the progress of the project until you are satisfied with the results. (These meetings are unlimited within a 1- to 4-month period. After this period, contracted hourly design fees will apply.) Once the homeowner gives approval for the final design and exterior elevations, Eric and his staff will begin all construction documents. This will take 10 to 15 working days to complete. At this point, the construction drawings will be ready to bid out to your builder, or Eric will bid the project in-house for the client. Once construction documents are finished, Eric, with the homeowner’s review and input, will begin designing all interior detailing, finishes, color coordination, plumbing and lighting fixtures and all hardware. This will be an ongoing process throughout the construction process until the home is completed. ? For affordable housing projects and small projects, the final finishes and color selections process will be provided with an extra contracted design fee, as our fee schedule does not cover the selection of finishes currently.
